The 40 ft layout is the eight-tank hall without the power bay. Orbit the aisle and oil loop; UPS lives in the yard, not in this model.

They share the same 400 kW, eight-tank core. I400C45 puts UPS and battery in a 45 ft power bay. I400C40 (I400C40ST50) drops that volume: 40 ft, UPS outside.
The five feet is the power bay. Remove UPS and battery from the enclosure and the hall is 40 ft.
